We are looking to partner with a handful of RV owner/operators for a soft launch of our campground near the Gorge amphitheater outdoor concert venue. Your RV would have permanent residency on one of our oversized, group friendly campsites. With accommodations in extremely high demand you're all but guaranteed 12-14, premium priced bookings per year, all in one place, you never have to move your RV or let some absurdly in capable driver tow it away. We also provide cleaning, dumping and general turnover services if requested. No insane insurance fees, and NO insane platform fees. We also include a direct booking platform and dedicated webpage that you can book your own dates at no cost. We can collect money for you or can bill directly.
As an example I chose a nice 2017 RV for $143 nt, with a reasonable $75 cleaning, $50 dump and $60 propane fees. For 3 nights, NOT including delivery or extra extra amphitheater rates, guests will pay an astounding $907 before taxes. Only $321 will go to the owner. This same unit booked through our site at $299/nt saves the guest $160 (EXLUDING high delivery fees) and nets the RV owner $270 MORE!
My goal is to provide owner/operator RV renters with increased revenue for your output of time, drastically improve your logistics, reduce your liabilities and most importantly clear that RV out of your driveway!
Gorge RV rentals website specializes in RV rentals to events, mainly concerts, at the Gorge Amphitheater. Before you scoff at taking "concert" bookings you should at least educate yourself to some real world experience by reading on a little farther.
If all our resident sites are taken we offer all the same benefits if you want to use our property for storage and base operations for you yo deliver your RV to any of the surrounding campsites.
Accommodations of any kind are extraordinarily scarce around the Gorge Amphitheater, hotels are extremely expensive rental homes near by can be in the thousands per night. RV Rentals are no different bring far more revenue than normal camping nightly rates and at just a couple miles away will profoundly improve your logistics. More rent/night, with easier logistics.
Your RV will be direct bookable on our website. We are currently in the process of building out a webstore page where potential guests can book RVs for specific shows. These bookings will have NO FEEs* to you or the guest! The leads are your contacts. We book, collect and forward all amphitheater booking revenue, anything else is yours to book as you wish. If you want to provide rentals outside the concert bookings we will provide a unique webpage with booking calendar or use own own complete website or URL address. Regardless of what scale you operate you will always have a way for people to book directly through our website. It's your business, they're your guests to retain. *credit card fees extra
We offer a one stop, one simple price option for guests with everything included for a comfortable RV stay. Our prices are combined with your RV cost to for all amphitheater related stays we book, collect and distribute those funds. All other bookings are completely yours. Your business, your clients, your contacts, your bank accounts, communicate with them as you see fit.
By direct booking your guests, nor you, will not have to pay the insane platform fees.
For those operating their RV rental business outside concert bookings you'll get free marketing exposure through Gorge RV. Our previous companies website www.rentthegorge.com still yields some traffic and gorgervrentals.com combined with some other new websites are starting to get legs with natural searches for Gorge related things. Located along the main roadway into the amphitheater, we will be doing banner signage as well promoting the renting of your RV(s).
If you are currently renting your RV hopefully you are taking advantage of all the tax benefits. Billed as 'Gorge RV' our storage, income and other invoices are super easy to write off.
Residency program. We are looking to fill those with semi-permanent RVs that would rent onsite. This means no delivery/pick-up!! Come clean it whenever you want prior to your next booking. Don't want to clean? We can help with that too.
Allowing the average, untrained person to tow an RV of any size carries huge risks for everyone involved and accounts a large percentage of major damage that occurs to RVs during rentals. We want no part of the risk of guests towing. All bookings through Gorge RV are for delivery only.
I have several years experience opening and operating a vacation rental management company where we also rented stationary RVs. I am here to help your business succeed. We will create an owners group to help each other succeed at RV rentals. With thousands of campsite at multiple local campgrounds there is no competition amongst RV owners within Gorge RV. Sharing tips/tricks, best practices and physically helping each other pick-up, drop-off, clean, etc. is an important part of the Gorge RV mission. Our mission is to ensure all guests who rent RVs through Gorge RV have a good, predictable experience. RV renting is not very mainstream, we want to bring visibility and reduce complexity and emotional barriers of renting an RV.
What is your typical round trip delivery time and miles? What is your time worth? We are about 2 miles from the entrance. Same drive every time. You'll know exactly how much time you'll need for every booking, no more killing an entire day for one delivery.
Fuel. Neither of us wants to do the math on how much you can spend delivering RVs, not to mention the wear and tear on your tow rig. At 4 miles round trip, the worst offending trucks will use about half gallon of fuel. Your new estimated delivery fuel costs: $2.00 or less!
We don't charge delivery fees on our site so you'll need to roll your current fees into your price. You can raise your nightly fees and make more $$ or keep prices lower, get more bookings, make more $$. Either way being 2 miles away gives you both time and money back.
Traffic. Traffic can back-up for several miles in all directions. Our little haven ensures that you'll never sit in more than a 2 mile line. Don't worry the Gorge offers early delivery for RV deliveries...for a fee of course.
Do you love your RV parked in your yard? We offer year round storage with year round access. Our facility is gated with Wi-Fi access so you can have your own individual IP security camera/system. If you normally keep your RV on the West side you know rain KILLS RVs, we average only 8" per year and rain compared to Seattle's 40"! Want to scale up your RV rental business but don't have room? Buy more units, bring on consignments, we got you!
Want to leave your tow rig with your RV onsite during peak season? No problem!
Typically accommodations book with hours of the posting of new events at the Gorge which are months in advance. You'll know your bookings months in advance.
Specializing in concert events provides excellent income. With only 12-14 bookings per year, depending on your RV, you could easily expect $4-7000+ per year or $300-600/mo. doing very little or much more the more your participate. With limited number of events it still allows plenty of personal use. Limited bookings also reduces overall wear and tear, if you've been around RVs at all you know how poorly they are built. Limiting overall towing and use will greatly extend the life of your RV.
We are installing multiple laundry machines with folding tables for onsite DIY laundering. Don't want to do laundry at all? We will be offering paid laundry service for reasonable prices.
We collect a modest propane fee within the nightly price and will have propane bottles for owners to swap and guests to purchase if they need more.
Local septic company will provide pump out services. Costs are current market price and included in the nightly rate.
You will have access to our pull through shop. It 50 feet long and has 14' doors on each side for you to easily pull in and do your maintenance out of the weather in an enclosed shop.
Rentals need to be clean and ready for use. Pull through semi-shaded wash bay with hoses, wands, mits and soap on both sides make for a quick wash. We offer wash services for very reasonable rates.
I have been in the vacation rental and RV rental space since 2016 and have learned a lot on the the way. My goal is to help you succeed and RV renting. Gorge RV is here to support your business in anyway possible, whether that's growing your business, helping you downsize or some where in between. The real power will be the collaboration between the group of owners.
Don't have time or just don't want to clean? We can take care of all your cleaning needs with our cleaning staff.
Some people like washing vehicles and RVs...so I've been told. If you are not one we can wash and even wax your rig. They tend to stay pretty clean with such little rain here but when the time comes we got you covered.
I have been around RVs my entire life and owned all sorts from tent trailers, truck campers, bumper pulls big and small, really old, little, gas motorhome, big gasser and now I currently own a diesel pusher. I flew across the country to purchase sight unseen from an auction (not recommended!!). All my RVs have been older and needed work, I am very familiar with RV systems and am happy to help you figure out what's going on and direct you how to fix it. If we can't figure it out you'll at least be VERY educated/prepared to talk with our local RV tech LJ with RV Roof Dr or your own tech about the repairs needed. This keeps everyone honest and gives you confidence about necessity of work being done.
If we can't figure out repair needs or what needs service we've got a semi in-house tech. LJ with RV Roof Dr has agreed to keep our units at the front of the service line along with discounted rates so your unit will be back in action quickly should something go wrong at a fair rate. Most importantly your repairs will be a collaboration with multiple input that you can be confident with.
I have a couple of trucks that could be available for you to deliver your RVs. 2004 F350 crew cab diesel and 2003 GMC with airbags affectionately known as "the beater" are available to use as delivery vehicle for a small fee, likely through the platform Turro or similar.
We love our property and for all the same reasons our guests would want to stay here so might you! You will have access to stay in your RV on our property! Limitations apply.
You are welcome and encouraged to stay in your RV during any event at the Gorge. For Gorge events you will be responsible campsite fees. You also have first right to rent other RVs before they go to the public. Booking other RVs and campsites with friends and family for concerts events is highly encouraged.
I believe in family time. You are welcome to use your RV on our campsites on off weekends. There are generally a few available over the summer and many in the spring and fall. If you have guests they will have to pay a modest nightly rate otherwise your family use is included in your rent. All personal use needs pre-approval and should be considered a courtesy that could be revoked!
I've heard it a thousand times: Concert goers all party and will thrash your stuff. Well, the facts are that's just not true. I started Rent The Gorge, a vacation rental management company in 2016 and successfully rented to hundreds and hundreds of concert goers with very little issues. The reality is guests are just like you and I and respect your property, especially with some simple rental education upfront. They pay REALLY high costs to enjoy events at the Gorge and not there to thrash your stuff.
Can things happen? Of course. Do they happen? Rarely. Allowing people to drive off with your RV is far greater threat to the well being of your RV than some folks enjoying a concert.
I'm happy to discuss your concerns directly.
If you've chosen to read this far I'm sure your wondering how much per month?
Introductory rate is $175/mo when paid yearly. Up front you'll only be responsible for the first & last month and $100 registration fee, other payments will be taken out of rental income. Of the registration fee $84 goes to an annual "Guesty" subscription fee which is the software the booking platform operates.
Using the RV rental example used above for a guest price $299/nt, averaging 3 nights per booking an owner could very well expect a $6000/yr + AFTER our monthly rental fee for about 14 bookings. If you chose to do provide additional rentals your income could be significantly higher.
Have a fleet...want a fleet? Bulk discounts apply, let's talk.
Most RV owners will be able to immediately increase their rates by 20% or more, dump platform fees offsetting the monthly rental fee and make more money.
While it's your business and you can run it how you want there are a few stipulations.
My name is Mark Pedeferri. My "day job" is Seattle Fire Lt. Paramedic and hobby investor/entrepreneur on my off-time. My main residence is near Black Diamond, I'm a husband and proud father of 2, 17yrs old daughter and 23yrs old son, both of which you will be interacting with should you chose to partner with us.
My main business focus has been around real estate. Grew up around construction, got into home inspections in the early 2000s, licensed real estate broker since 2006, with all sorts of residential, commercial, land sales, property flips, and rental property management. Since 2016 specifically focused on vacation rental market in proximity to the Gorge amphitheater. I bought a multi-building vacation rental fixer-upper in Sunland Estates and started Rent the Gorge vacation rental management company. At our peak we managed about 35 rentals including several stationary RVs with an amazing general manager, staff of cleaners and maintenance man. Our properties were located in Vantage, Cave B condos, local farmlands but mostly Sunland. COVID hit use hard as all the concerts which were the heart of our bookings. At the same time demands as a paramedic skyrocketed and my awesome General manager had to quite due to health reasons of her own (unrelated to COVID). I decided to shut down the business because between losing my manager and my personal demands at work I wasn't going to be able to provide my homeowners and guests the level of service they expected and deserved.
Why the Gorge? I love this place. I have been coming here since the 1970s, long before the amphitheater when Sunland was almost completely sagebrush and ALL the roads were gravel. I used to ride my dirt bike on the amphitheater site...until they literally chased us off! I would spend summers working for a local farmer and in my entire life I think I've only missed 2 or 3 George 4th of July community parade and fireworks!
This year I had the opportunity to purchase 2.5 acres at the intersection of Silica Rd and Sunland Rd. It has a small singlewide mobile home and 2 shops. After long negotiations during a completely falling market I was able to scrape and scratch up enough funds to get the property closed.
I am currently in the process of submitting for a "Small Scale Recreation" permit which allows for 50 campsites or less (I am likely not going to do that many). The mobile home is being remodeled to be a vacation rental. My goal is to support RV renter owners in their RV rental business, both stationary units on my property and delivered units, both to the Gorge, local campgrounds and elsewhere should they choose.
I will be renting along side you. I recently purchased a 2010 Damon Tuscany. 40ft, 4-slide, diesel pusher. I purchased this monster more or less sight unseen from an wholesale dealer auction in TEXAS...something I don't recommend 😂! I knew it was going to be a bit of a fixer and it's been exactly that! The whole thing as been an adventure but after some epic family trips working out the bugs we're ready to get started renting it this year with you.
My overall attitude is relaxed and go with the flow, do what's right for the customer. You would be my customer, even more than all the great logistical advantages listed above my personal goal is to enhance and protect your business interest. I have a diverse small business background, fielding some winning business & investments along with a few duds. I am here to help in anyway I can. Not interested in partnering with me but have questions about renting to the Gorge, or anything else for that matter? Feel free to reach out!
Stable, predictable RV rental business with lowest liability and risk possible
