We are piloting an RV rental support program. In essence we charge you a reasonable monthly fee and in return you have full access to run your RV rental business at our facility about 2 miles away from the Gorge campground.
Learn how the benefits of running your RV rental from our property
Check at some of the highlights below and see how they might a.) increase revenue b.) improve your logistics c.) clear up your driveway or d.) all of the above.
Up Front: Gorge RV rentals website specializes in RV rentals to events, mainly concerts, at the Gorge Amphitheater. Before you scoff at taking "concert" bookings you should at least educate yourself to some real world experience by reading on a little farther.
Accommodations of any kind are extraordinarily scarce around the Gorge Amphitheater and rental homes near by can be in the thousands per night. Gorge event rentals bring far more revenue than normal camping nightly rates and at just a couple miles away will profoundly improve your logistics. More rent/night, easier logistics.
Your RV will be direct bookable on our website. We are currently in the process of building out a webstore page where potential guests can book RVs for specific shows. These bookings will have NO FEEs* to you or the guest! The leads are your contact, and funds go into your bank account. If you want to provide rentals outside the concert bookings we are building a separate booking platform in conjunction with www.Guesty.com. You'll pay a small yearly fee to them to have a fully integrated booking platform with cleaning features, guest contact and more. Regardless of what scale you will always have a way for people to book directly through our website. It's your business, they're your guests to retain. *credit card fees extra
Your business, your clients, your contacts, your bank accounts, communicate with them as you see fit. When guests book on GorgeRVrentals they will go to a page dedicated to your RV that accepts payments as you wish. The landing page will have some standardization but other than that you are free to send them wherever.
By direct booking your guests will not have to pay the insane platform fees. Typically you split those savings, guest pays less, you increase rates even more.
Get free marketing exposure through Gorge RV. Our previous companies website www.rentthegorge.com still yields some traffic and gorgervrentals.com combined with some other new websites are starting to get legs with natural searches for Gorge related things. We're also partnering with the local campgrounds to be preferred providers of RVs. We are located along the main roadway into the amphitheater, we will be doing banner signage as well promoting the renting of your RV(s).
Marketing collaboration: Each separate owner will help market their own unit which will in turn market Gorge RV Rentals which will draw even more clicks and bookings for everyone.
There really is no competition, there are thousands of campers each event. The more we make RV renting a convenient and dependable option the more each owner can grow their company. There could easily be multiple 100 unit RV rental companies that completely book out every event.
If you are currently renting your RV hopefully you are taking advantage of all the tax benefits. Billed as 'Gorge RV' our storage and other invoices are super easy to write off.
We are developing a campground on our property. We are looking to fill those with semi-permanent RVs that would rent onsite. This means no delivery/pick-up!! Come clean it whenever you want prior to your next booking. Don't want to clean? We can help with that too.
Allowing the average, untrained person to tow an RV of any size carries huge risks for everyone involved and accounts a large percentage of major damage that occurs to RVs during rentals. We want no part of the risk of guests towing. All bookings through Gorge RV are for delivery only.
I have significant experience in vacation rental management where we rented homes and stationary RVs. I am here to help your business succeed. We will create an owners group to help each other succeed at RV rentals. With thousands of campsite at multiple local campgrounds there is no competition amongst RV owners within Gorge RV. Sharing tips/tricks, best practices and physically helping each other is an important part of the Gorge RV mission. Our mission is to ensure all guests who rent RVs through Gorge RV have a good, predictable experience. RV renting is not very mainstream, we want to bring visibility and reduce complexity and emotional barriers of renting an RV.
What is your typical round trip delivery time and miles? What is your time worth? We are about 2 miles from the entrance. Same drive every time. You'll know exactly how much time you'll need for every booking, no more killing an entire day for one delivery.
Fuel. Neither of us wants to do the math on how much you can spend delivering RVs, not to mention the wear and tear on your tow rig. At 4 miles round trip, the worst offending trucks will use about half gallon of fuel. Your new estimated delivery fuel costs: $2.00 or less!
We don't charge delivery fees on our site so you'll need to roll your current fees into your price. You can raise your nightly fees and make more $$ or keep prices lower, get more bookings, make more $$. Either way being 2 miles away gives you both time and money back.
Traffic. Traffic can back-up for several miles in all directions. Our little haven ensures that you'll never sit in more than a 2 mile line. Don't worry the Gorge offers early delivery for RV deliveries...for a fee of course.
Do you love your RV parked in your yard? We offer year round storage with year round access. Our facility is getting electronically controlled gates with Wi-Fi access so you can have your own individual IP security camera/system. If you normally keep your RV on the West side you know KILLS RVs, we average only 8" per year and rain compared to Seattle's 40"! Want to scale up your RV rental business but don't have room? Buy more units, bring on consignments, we got you!
Want to leave your tow rig with your RV onsite during peak season? No problem!
Typically accommodations book with hours of the posting of new events at the Gorge which are months in advance. You'll know your bookings months in advance.
We are installing multiple laundry machines with folding tables for onsite DIY laundering. Don't want to sit and wait for laundry? We will be offering paid laundry service for reasonable prices.
Propane bottle exchange will be available for 2024 with complete filling station in 2025
We are currently in negotiations with a local septic pumping company to do discounted pump outs and will have on-site dump options for 2025.
You will have access to our pull through shop. It has 14' doors on each side for you to easily pull in and do your maintenance out of the weather in an enclosed shop.
Rentals need to be clean and ready for use. Pull through semi-shaded wash bay with hoses, wands, mits and soap on both sides make for a quick wash.
I have been in the vacation rental and RV rental space since 2016 and have learned a lot on the the way. My goal is to help you succeed and RV renting. Gorge RV is here to support your business in anyway possible, whether that's growing your business, helping you downsize or some where in between. The real power will be the collaboration between the group of owners.
Don't have time or just don't want to clean? We can take care of all your cleaning needs with our cleaning staff.
Want to clean your own unit but don't have time to wait around for the laundry? We can help with your laundry needs at very affordable prices.
Some people like washing vehicles and RVs...so I've been told. If you are not one we can wash and even wax your rig. They tend to stay pretty clean with such little rain here but when the time comes we got you covered.
I have been around RVs my entire life and owned all sorts from tent trailers, truck campers, bumper pulls big and small, really old, little, gas motorhome, big gasser and now I currently own a diesel pusher. I flew across the country to purchase sight unseen from an auction (not recommended!!). Every single RV is/was older and needed work, I am very familiar with RV systems and am happy to help you figure out what's going on and direct you how to fix it. If we can't figure it out you'll at least be VERY educated/prepared to talk with our in-house RV tech or your own tech about the repairs needed. This keeps everyone honest and gives you confidence about necessity of work being done.
If we can't figure out repair needs or what needs service we've got a semi in-house tech. LJ with RV Roof Dr has agreed to keep our units at the front of the service line along with discounted rates so your unit will be back in action quickly should something go wrong at a fair rate. Most importantly your repairs will be a collaboration with multiple input that you can be confident with.
I have a couple of trucks that could be available for you to deliver your RVs. You could sell an unneeded tow rig that never gets used or use it to expand your fleet. Scheduling and insurance would need to be figured out but the vehicles are currently available.
I've heard it a thousand times: Concert goers all party and will thrash your stuff. Well, the facts are that's just not true. I started Rent The Gorge, a vacation rental management company in 2016 and successfully rented to hundreds and hundreds of concert goers with very little issues. The reality is guests are just like you and I and respect your property, especially with some simple rental education upfront. They pay REALLY high costs to enjoy events at the Gorge and not there to thrash your stuff.
Can things happen? Of course. Do they happen? Rarely. Allowing people to drive off with your RV is far greater threat to the well being of your RV than some folks enjoying a concert.
I'm happy to discuss your concerns directly.
If you've chosen to read this far I'm sure your wondering how much per month?
Introductory rate is $250/mo when paid yearly. First year will be prorated with reduced winter monthly rates.
Have a fleet...want a fleet? Bulk discounts apply, let's talk.
Most RV owners will be able to immediately increase their rates by 20% or more almost completely offsetting the monthly rental fee.
While it's your business and you can run it how you want there are a few stipulations.
My name is Mark Pedeferri. My "day job" is Seattle Fire Lt. Paramedic and hobby investor/entrepreneur on my off-time. My main residence is near Black Diamond, I'm a husband and proud father of 2, 17yrs and 23yrs old.
My main business focus has been around real estate investing, sales, property management and since 2016 specifically focused on vacation rental market in proximity to the Gorge amphitheater. I bought a multi-building vacation rental fixer-upper in Sunland Estates and started Rent the Gorge vacation rental management company in 2016. At our peak we managed about 35 rentals including several stationary RVs with an amazing general manager, staff of cleaners and maintenance man. Our properties were located in Vantage, Cave B condos and Sunland. COVID hit use hard as all the concerts were cancelled and so were our bookings. At the same time demands as a paramedic skyrocketed and my awesome General manager had to quite due to health reasons of her own (unrelated to COVID). I decided to shut down the business because between losing my manager and my personal demands at work I wasn't going to be able to provide my homeowners and guests the level of service they expected and deserved.
Why the Gorge? I love this place. I have been coming here since the 1970s, long before the amphitheater, Sunland was almost completely sagebrush and ALL the roads were gravel. I used to ride my dirt bike on the amphitheater site...until they literally chased us off! I would spend summers working for a local farmer and in my entire life I think I've only missed 2 or 3 George 4th of July community parade and fireworks!
This year I had the opportunity to purchase 2.5 acres at the intersection of Silica Rd and Sunland Rd. It has a small singlewide mobile home and 2 shops. After long negotiations during a completely falling market I was able to scrape and scratch up enough funds to get the property closed.
I am currently in the process of submitting for a "Small Scale Recreation" permit which allows for 50 campsites or less (I am likely not going to do that many). The mobile home is being remodeled to be a vacation rental. My goal is to support RV renter owners in their RV rental business, both stationary units on my property and delivered units, both to the Gorge, local campgrounds and elsewhere should they choose.
I will be renting along side you. I recently purchased a 2010 Damon Tuscany. 40ft, 4-slide, diesel pusher. I purchased this monster more or less sight unseen from an wholesale dealer auction in TEXAS...something I don't recommend 😂! I knew it was going to be a bit of a fixer and it's been exactly that! The whole thing as been an adventure but while it's not quite 'rent ready' we've already had some epic family trips working out the bugs. And it's all a tax write-off!
My overall attitude is relaxed and go with the flow, do what's right for the customer. You would be my customer, even more than all the great logistical advantages listed above my personal goal is to enhance and protect your business interest. I have a diverse small business background, fielding some winning business & investments along with a few duds. I am here to help in anyway I can. Not interested in partnering with me but have questions about renting to the Gorge, or anything else for that matter? Feel free to reach out!
